A useful canopy inspection looks at the structure and the systems attached to it. The goal is to document observable condition, identify changes and prioritize professional follow-up where needed. A visual condition review is not a substitute for engineering evaluation when structural safety is in question.
1. Structural framing
Review columns, main beams, purlins, connections and base areas for visible impact damage, deformation, section loss, cracking, loose components or unusual movement.
2. Corrosion
Look for coating failure, rust staining, scaling, trapped moisture and corrosion around connections, drainage paths and steel interfaces.
3. Decking & soffit
Document loose, damaged, deteriorated or displaced panels and any evidence of water intrusion or attachment problems.
4. Fascia & trim
Check panels, seams, corners and attachments for impact damage, oil-canning, separation, deterioration and branding/reimage needs.
5. Drainage
Inspect gutters, drains, downspouts and discharge paths for blockage, leakage, ponding, corrosion and evidence that water is reaching structural components.
6. Lighting & penetrations
Note failed fixtures, damaged housings, open penetrations, water staining and conditions that need electrical or canopy-trade coordination.

Photograph consistently
Capture an overall view, each elevation, columns and bases, underside framing, drainage, fascia and every observed deficiency.
Identify the location
Record site name, address, canopy identifier and inspection date so future teams can compare the same asset over time.
Prioritize next actions
Separate conditions that need prompt professional review from planned repairs, maintenance items and conditions to monitor.
When to escalate
Prompt professional evaluation is appropriate when you observe significant impact damage, visible deformation, loose structural components, advanced section loss, falling materials, rapidly worsening conditions or anything that creates an immediate concern for people, vehicles or operations. Restrict access when warranted and use qualified engineering or trade professionals to determine structural adequacy.
